  • Subterranean termites

    Dallas sits on Blackland Prairie clay, which swells when wet and shrinks hard in summer drought. That movement opens hairline cracks in slab foundations and pulls expansion joints apart — the exact entry route subterranean termites use to reach untreated wood without ever surfacing where you can see them.

  • German cockroaches

  • Fire ants

    Heavy clay holds moisture near the surface, so fire ant colonies in Dallas lawns sit shallow and rebuild mounds fast after mowing or rain. Spot-treating individual mounds moves the colony rather than killing it.

  • Mosquitoes

    The White Rock Creek and Trinity River corridors, plus the storm drain network, hold standing water long after a rain. Neighborhoods backing onto greenbelt see meaningfully worse pressure than the block one street over.

Quarterly plans cost less per visit and include free re-treatment between visits. We inspect and quote free, in writing, before any work starts — no hidden fees and no upsell pressure.

  • Those are almost certainly American cockroaches, and they are coming from the sewer, not breeding inside your house. Heavy rain floods the sanitary lines and pushes them up through floor drains and pipe penetrations. Spraying inside will not stop it. The fix is sealing those entry points and maintaining an exterior perimeter barrier — a genuinely different job from a German cockroach infestation, which does breed indoors.

  • It does. Blackland Prairie clay expands and contracts significantly with moisture, and that movement cracks slab foundations and separates expansion joints over time. Subterranean termites use those cracks to reach wood framing without building visible mud tubes on the outside of the foundation. This is why we recommend an annual termite inspection for Dallas homes even when you see no evidence — by the time it is visible, there is usually existing damage.
